Terms & Conditions

1. BOOKING CONDITIONS


All bookings must be made in writing and are subject to the following Terms and Conditions:

Provisional bookings may be made by telephone/e-mail, and indeed are encouraged to ensure that the accommodation is available for the dates required.  A provisional booking will be held for a period of 10 days.

Within the 10 days holding period, we should receive your Reservation Deposit payment of £100.00/$180.00 per week booked – this is non-refundable.  If no deposit is received within this time allowance, the Owner’s have the right to re-let the Villa to other parties.

The villa shall not be rented to anyone under 18 years of age.


2. SECURITY DEPOSIT


Due to the high standard of the contents and facilities in the villa, an additional security deposit of £100.00/$180.00 is payable with the final balance (usually as a separate cheque/check), to cover for breakages or damage to the premises or it’s contents, any extra utility payments or cleaning costs other than those normally expected in connection with occupation of the villa.

This deposit is fully returnable, subject to any of the above, after satisfactory inspection by the Management Company on your departure.


3. PAYMENT / VILLA KEYS


The balance of rental costs must be paid in full 8 weeks prior to departure.  An e-mail reminder will be sent to you regarding payment dates etc.

Please note – We reserve the right to re-let the villa if your balance is not paid at this time!!

Any booking made within 8 weeks of departure must be paid in full and accompanied by a completed Booking Form.

Pool heating (if requested) must be paid with final balance in order that pool heaters may be switched on prior to your arrival.

After receiving your final payment, information will be sent out to you regarding the address of the villa, airport directions and key use/location.


4. RENTAL PERIOD


In order to ensure that the villa is clean and ready for your arrival, and for the party following you, we specify that rental begins at 17:00hrs (local time) on arrival day and ends at 10:00hrs on day of departure.

We will try to accommodate early arrival and late departures with prior notice, but cannot guarantee this.


5. FORCE MAJEURE / NON AVAILABILITY OF PROPERTY


In the unlikely event that the villa is not available for initial occupation, for any reason beyond the owner’s control, e.g. fire damage, storm damage etc. all rent paid in advance will be refunded in full.  The renter shall have no further claim against the owners.

The owners do not accept liability for acts of war, acts of nature, fire damage, storm damage, civil disorders etc. that occur during the rental period, and that may have a deleterious effect on the renter and their guests.

The owners do not accept responsibility for failure to provide adequate pool heating, via the electric pump, when the outside temperature drops below 55◦ Fahrenheit.  Electrical heating pumps have a safety shut-off valve for temperatures as low as this.

Failure of such devices to heat the pool is outside the owner’s control and is regarded as an act of nature (see above).

We do supply a pool blanket for use during “Winter periods” and “Cold snaps” – we do recommend that you use this whenever possible (especially overnight), in order to conserve the water’s ambient temperature.


6. CANCELLATION


If the renter wishes to cancel the booking, they should advise the owners immediately by telephone/e-mail, followed by confirmation in writing.

The following scale of cancellation charges apply:

Cancellation 8 weeks or more – Deposit only

Cancellation 6-8 weeks prior – 50% of rental charge

Cancellation 4-6 weeks prior – 75% of rental charge

Cancellation up to 4 weeks prior – Full rental charge.


7. INSURANCE / LIABILITY


It is the renter’s responsibility to ensure that they and all their party are suitably protected by insurance, especially for cancellation, personal property and medical cover.

The owners cannot accept any responsibility whatsoever for any injury or loss sustained by you or any other visitor to the villa or swimming pool, or for any damage or loss caused to any property brought onto the premises during your stay.

Please be advised that you are liable for any ant damage to the villa or it’s contents, caused during your stay – Any food or drink spilled MUST be immediately cleaned up to minimize the chances of infestation, and the ensuing clean-up cost to rectify the damage.


8. PAYPAL PAYMENTS


Whilst we encourage guests to settle payments in advance by cheque either to ourselves in the UK or to our Mangement in Orlando, we do realize that for some guests i.e. last minute bookings etc.. this is not always possible.

In these circumstances it will be necessary to use the Paypal Instant Payment System. Unfortunately, Paypal charge us fees to use their services and in order that we can keep the rates for our Villa very competitive to ALL guests, we need to pass on some of these extra costs to our guests.

Therefore please note!! A 3% surcharge will be added onto any balance being settled in the above manner. Thank you!!


IT IS OF PARTICULAR IMPORTANCE THAT NO CHILDREN BE LEFT UNATTENDED BY THE POOL/SPA AREA – VIGILENCE AROUND THE POOL IS PARAMOUNT TO THE SAFETY OF ALL GUESTS!!



THE RENTER AGREES:


To observe the non-smoking environment of the villa for the benefit of all our guests and their children – Ashtrays are provided for outside use only.  Please dispose of all remains sensibly.

To ensure that children are supervised at all times, particularly in the pool area, making use of the safety fence and door alarms provided.  Any pool toys must be used under parental supervision – the owners cannot be held responsible for either the condition of these toys, or for any accidents arising from their use.

To pay for any breakages, losses or damage to the property, fittings, fixtures or contents, however caused, during the rental period. These costs are not limited to the value of the security deposit.

To take good care of the villa and leave it in a tidy condition at the end of their stay.

To permit the owners or their agents reasonable access to the property during the rental period, to carry out any inspection and maintenance deemed necessary.

To permit access to the pool area for the purpose of maintenance.

To permit access around pool enclosure for the purpose of garden maintenance and pest control.

Not to sub-let the accommodation, nor allow any persons not listed on the booking form to stay overnight (this will invalidate your insurance and is in accordance with Florida State Laws).

That NO pets or animals of any kind are allowed in the villa at ANY time.

That evidence of animals or smoking within the villa will result in loss of security deposit and may incur extra charges in order to fund extra cleaning costs.
